POSITION OVERVIEW:
This role is based in RioCan’s Calgary Regional Office and is responsible for supporting the needs of RioCan’s Western Canada Tenant Construction team. You will be involved in all construction coordinator activities relating to new and existing tenants’ and capex projects. RioCan’s Western Canadian Portfolio, comprising of 43 centres with approximately 1,600 CRUs, and a GLA of 7.5 million square feet in 10 jurisdictions in BC, Alberta and Manitoba.
RESPONSIBILITIES:
- Assist Project Manager on all administration plus…
- Draft and review of project documents
- Change Orders, Change Notices / Change Request etc…
- Track and coordinate approvals of the aforementioned, including CCDC contract.
- Participate / organize Tender process – invite, collect and prepare analysis.
- Prepare accurate and timely reports, perform routine audits / checks of existing project and team trackers - Communicate possible errors to and resolve with team members.
- Assist in the preparation of Construction Budgets for proposed new Tenant leases, including soliciting quotations and project research.
- Drawing review, including coordination review, lease and RioCan standards compliance, tenant construction and signage drawings.
- Ensure projects comply to RioCan’s design standards and needs.
- Liaise with internal and external parties, asset management, leasing, tenant experience, property management, contractors, consultants, designers, architects, municipalities and tenants on various projects simultaneously.
- Ensure tenant documentation is completed and correct for their construction.
- Work with vendors to ensure AR’s / AP’s are moving forward
- Basic project accounting, including vendor set-up, purchase order creation, and receipting.
- Work closely with Head Office Contracts Manager – ensure compliance – track AR’s, AP’s, Accruals, issuance of Purchase Orders and assist in reforecasting and cash flow etc.

QUALIFICATIONS:
- RioCan is looking for a well-rounded individual with a background in construction management and construction accounting. Specific qualifications would include:
- University Degree / College Diploma in relevant field of study
- Candidate must demonstrate initiative in continuous learning.
- Minimum 3 years of experience in a Construction Coordination role.
- Real estate development experience is considered an asset.
- Experience with lease documentation is considered an asset.
- Basic understanding in “reading and understanding” Project drawings, municipal requirements, and process.
- Intermediate Excel skills.
- Basic accounting skills, including AP, AR, budget tracking, reporting, purchase order creation, receipting.
- Experience with accounting software, Yardi or JDE strongly preferred.
- Experience with Outlook, MS Teams, Sharepoint and AdobeSign.
- Experience with budget forecasting, creating spreadsheets, troubleshooting, project planning, interpreting legal documents, accounting, interpreting specs and standards, AutoCAD and/or Revit Experience would be an asset.
