POSITION OVERVIEW:
Reporting to the Director, Development Construction, this position is responsible for being the lead Project Manager for the successful completion of multiple new mixed-use residential and commercial development construction projects.
RESPONSIBILITIES:
- Manage and support direct reports, which include Assistant Project Managers and Coordinators.
- Coordinate with internal and external parties; Asset Management, Operations, Leasing, contractors, consultants, designers, architects, planners, municipalities, development partners and tenants on various new development projects.
- Preparation of accurate and timely reports, including but not limited to; Quarterly Accruals, Monthly Cost Variance reports, and Job Status updates.
- Preparation and review of construction budgets, project proformas and scheduling reports for internal approvals.
- Lead and/or support the tendering and procurement process for consultants and contractors.
- Management of multiple construction projects concurrently, including; visiting sites to ensure projects stay on time & on budget, contract administration and execution, preparation of Purchase Orders to facilitate the completion of Departmental works, preparing any necessary Change Orders/Budget Revisions, and creation of invoices.
- Assist with risk analysis and mitigation throughout a development lifecycle.
- Manage contractors and consultants during the pre-construction and construction phases for base building and Landlords work as per agreements to lease, facilitate turnovers to tenants and operations, obtain all closeout documentation and complete project closeout.
- Support the planning team during the zoning and SPA phases.
- Issue timely correspondence to Tenant in accordance with lease agreement requirements.
- Other duties / projects as required.
QUALIFICATIONS:
- University Degree / College Diploma in relevant field of study
- 5 years of experience in Residential Construction sector. Retail experience, an asset.
- Experience in reading drawings, construction contracts, building codes, municipal requirements, and fire code regulations.
- Excellent time management and organization skills and ability to communicate and report accurately and timely.
- Strong oral and written communication skills
- Proficiency in MS Word, Excel, Project and Outlook. Experience with JD Edwards, Power BI, MS Teams, Bluebeam, ProCore and/or MS Project On Line is considered an asset.
- Experience with creating and managing budgets and/or estimating is considered an asset.
