Summary

Position Overview:

Reporting to the Development Director, the Cost Estimator will streamline workflows in accordance with current policies and act as a risk mitigation measure on projects at every stage. The role will be responsible for new and existing project mandates as well as overall portfolio objectives. At the project level, the Cost Estimator will be responsible for assisting our Project Managers with the tendering process, construction budgeting, cost tracking (such as landlord work and change orders), and maintaining project databases. At the portfolio level, this role will be responsible for identifying inherent risk as well as revenue opportunities in our pipeline, particularly with respect to Sustainability and ESG goals.

Responsibilities:

  • Planning and Scheduling: works with the project team and external consultants to establish construction timing and assess schedule impacts for project specific conditions/objectives.
  • Tendering and Contracting: responsible for preparation of RFP’s, assists with scope reviews and extra items to ensure alignment with project parameters, and manages internal trade and material database.
  • Budgeting and Costing: prepares preliminary budgets for review and prepares high-level quantity takeoffs to understand the value associated with project changes (both cost and schedule). Assists with managing budget allowances and contingencies.
  • Risk Management: conducts ongoing drawing reviews to provide cost assistance by identifying potential cost savings (value engineering) opportunities during all drawing development stages. Must be able to proactively analyze the possible risks and gaps with recommended solutions.

 Portfolio Responsibilities

  • Sustainability and ESG: leveraged as a resource to assess the cost for various sustainability targets. This includes LEED certification and Toronto Green Standards. Helps minimize the financial impact for these measures through proactive value engineering.
  • Condo Upgrades: Supports RioCan Living to develop the scope and management of the condo upgrade program.
  • Reporting: gathers specific data to inform the organization on areas of improvement via strategic relationships or policies to guarantee and potentially improve our project pipeline.

Qualification Requirements:

  • University degree in Construction Management, Engineering or a related field
  • 5 to 7 years of experience in full cycle estimating at a Construction Management or large-scale Commercial Real Estate Condominium development company
  • Professional Quantity Surveyor designation is considered an asset
  • Must have experience with full project cycle, i.e. starting and closing several projects
  • Solid analytical and quantitative problem solving skills
  • Proven critical thinking – able to see big picture as well as work comfortably in tactical details
  • Excellent written and verbal communication skills
  • Exceptional interpersonal skills and ability to adapt to changing demands
  • Ability to meet strict deadlines
  • Proficient in Word, Excel, PowerPoint and Outlook
